Invest with NationWide Self Storage
The demand for self storage lockers has never been greater. Baby boomers are retiring, generation x and y are moving into micro-sized apartments, governments, municipalities and small businesses are all either growing or downsizing. This demand goes beyond just trends.
NationWide Self Storage provides a unique opportunity for investors wanting exposure to real estate without the headaches or downsides associated with residential or commercial real estate investments. NationWide Self Storage trust offerings are structured to provide investors with monthly income, long-term growth and asset appreciation through a portfolio of either standalone self storage properties or self storage properties with complementing car wash facilities.
Self Storage Properties with Car Wash Facilities
Under the brand Express Auto Wash, these car wash facilities will act as a complement to select NationWide Self Storage properties in order to maximize land space and profits.
How the Investment Works
NationWide Self Storage trust offerings use capital raised by a pool of investors to acquire, develop and manage self storage properties in key areas all across North America. Investors, in turn are set to receive monthly cash distributions from the operating income generated from storage rentals. Over time, investors can expect capital appreciation through the increased value of the properties, which in turn makes these properties an attractive liquidity option.
Why Invest in Self Storage Properties
Self storage is a simple real estate investment that historically generates revenue equal or better than rental income from residential or other commercial REITs. Self storage investments typically offer:
- Lower initial development costs (up to 1/3 that of other real estate properties)
- Low overhead and ongoing operating costs
- Lower break-even occupancy rates compared to residential rental properties
- The ability to retain value and weather market fluctuations
The Ideal Investor
An investment in NationWide Self Storage Trust represents an excellent opportunity for investors who are:
- seeking income;
- overweight in cash positions and waiting for the right opportunity to invest;
- seeking a solid investment in a tangible hard asset;
- looking to generate long-term capital appreciation; and
- wanting less exposure to stock market volatility.
